Construction has reached an inflection point.

For decades, productivity growth in construction has lagged behind almost every other major industry. Construction contributes more than $13 trillion annually to global GDP. Yet it remains one of the least digitised, most fragmented, and most inefficient sectors on earth.

Every home, hospital, airport, railway, factory, school, bridge, and city depends on the construction industry. The stakes are enormous. The dysfunction is systemic.

Projects routinely experience budget overruns, schedule delays, fragmented communication, duplicated work, documentation errors, compliance failures, and labour shortages. These are not anomalies. They are the industry standard.

The industry became digitised. But not intelligent.

Construction has adopted digital tools. But those tools largely replicate analogue processes. Project management systems, BIM platforms, scheduling software, procurement tools, document repositories, and financial systems operate in isolation.

Today, a medium-sized commercial project may involve architects, structural engineers, civil engineers, mechanical engineers, electrical engineers, quantity surveyors, contractors, subcontractors, local authorities, inspectors, suppliers, and asset owners — each using different systems.

Every system stores part of the truth. No system understands the whole project.

The result: data is duplicated, workflows are fragmented, and decision-making remains reactive. Organisations spend more time managing software than managing projects. The industry has become digitised without becoming intelligent.

For decades, construction software has recorded information. Artificial intelligence allows software to reason about information.

Instead of asking: “What happened?” — users can now ask: “What should happen next?”

Foundation models now understand text, images, engineering documentation, and increasingly spatial information. Digital twins connect physical assets to continuously monitored digital systems. IoT sensors generate real-time operational data. Cloud infrastructure scales globally. Several technological shifts have converged simultaneously. The timing is not coincidental.
